What does house demolition cost in Berlin?

Costs depend on size, materials, basement and hazardous substances. A typical single-family house demolition ranges from 15,000 to 40,000 euros. We offer free on-site inspections and fixed-price quotes.

Do I need a demolition permit?

In Berlin, every demolition must be registered with the responsible district office. For residential buildings, an additional permit is required. We handle the entire permit process.

How long does demolition take?

A single-family home is typically demolished in 3 to 5 working days. Larger commercial or industrial buildings can take 2 to 8 weeks. We create a binding schedule for each project.

Gutting & Interior Demolition

What is the difference between gutting and demolition?

During gutting, only non-load-bearing elements such as floors, walls, installations and fixtures are removed. The load-bearing structure is preserved. In demolition, the entire building including the structure is deconstructed.

What does gutting cost?

Gutting costs depend on the area, scope of work and potential hazardous materials. For an apartment, prices start at around 30–50 euros per square meter. We provide a free quote after an on-site inspection.

Can a listed building be gutted?

Yes, gutting is a common measure for listed buildings since the protected facade and structure are preserved. We coordinate all work closely with the heritage authority and work with special care for the building fabric.

Hazardous Material Remediation

How do you identify asbestos in a building?

Asbestos cannot be reliably identified with the naked eye. Typical suspect materials in pre-1993 buildings include fiber cement boards, tile adhesive, plaster, storage heaters and cushioned vinyl floors. Only laboratory analysis provides certainty. We take samples and have them tested in an accredited lab.

Is hazardous material remediation legally required?

Yes, before any demolition or renovation of a building constructed before 1993, a hazardous material survey must be carried out. If hazardous materials are found, professional remediation according to TRGS regulations is legally required before further construction work may proceed.

What does asbestos remediation cost?

Asbestos remediation costs depend on the type of asbestos (firmly or loosely bound), the affected area and the effort required for containment. Loosely bound asbestos is significantly more complex to remediate. We provide a transparent fixed-price quote after an on-site inspection.

Earthwork & Excavation

What does excavation cost?

Excavation costs depend on volume, soil class and disposal costs. Uncontaminated soil (Z0) costs significantly less than contaminated soil (Z1/Z2). As a guide, costs range from 15–60 euros per cubic meter including transport and disposal.

Where is the excavated soil taken?

Depending on the soil class, earth material is taken to approved landfills or treatment plants. Uncontaminated soil can often be reused. We handle the complete logistics and provide all disposal documentation.

How deep can an excavation pit be dug?

With our equipment fleet, we can excavate pits up to 10 meters deep. For deeper excavations, shoring is typically required, which we implement in cooperation with our special foundation engineering department.

Disposal & Recycling

What does construction waste disposal cost?

Costs depend on material type and volume. Pure construction debris (concrete, brick) costs around 30–60 euros per tonne. Mixed waste and contaminated materials are significantly more expensive. We offer package prices including container, transport and disposal.

Which building materials can be recycled?

Concrete, brick, tiles and ceramics are processed into recycled building materials. Metals (steel, copper, aluminum) are melted down and reused. Wood is used for thermal recovery. Through consistent sorting, we achieve a recycling rate of over 90 percent.

How is hazardous construction waste disposed of?

Hazardous waste such as asbestos, mineral fibers or contaminated soil must be separately collected, packaged and disposed of at approved hazardous waste facilities. We handle the complete process including waste tracking forms and official notifications.
