What Demolition Works Actually Involve
Demolition is rarely just tearing a building down. A Berlin project runs through four phases that build on each other: hazardous materials out, fit-out out, structure down, site made ready. A single-family home takes two to four weeks end to end; the building demolition itself accounts for only two to five working days of that.

The order is not negotiable. Demolishing the structure before the hazardous materials are out spreads them through the entire volume of rubble.
Complete, Partial and Selective Demolition
Complete demolition removes the whole building including foundations and hands over a site ready to build on. Partial demolition removes an extension, a floor or a wing while the rest stays in use – more demanding, because the interface has to be structurally secured and weatherproofed. Selective deconstruction dismantles the building in reverse order of construction and sorts as it goes: clean concrete rubble costs €20–50/t against €150–300/t for mixed waste, so it usually pays for itself. Concrete demolition and industrial demolition with long-front machines cover the heavier end.

Before the First Day on Site
The demolition notice has to be filed with the borough office at least a month in advance (see demolition permit Berlin), the utility connections have to be disconnected by the utilities themselves, and a condition survey is needed wherever the building adjoins a neighbour. We handle all three.

What do demolition works cost in Berlin?
A single-family house usually ranges from 15,000 to 40,000 euros depending on size, basement and hazardous materials. After a free inspection you get a binding fixed price including disposal.
Do I need a permit for demolition?
In Berlin a demolition notice per BauO Bln is usually required. We handle the entire process for you – including a hazardous-material check.
How long do demolition works take?
The building demolition itself takes two to five working days for a single-family home. Including remediation, gutting, basement removal and backfilling it is two to four weeks. Permit and utility disconnection lead times come on top.
What is the difference between partial and complete demolition?
Complete demolition removes the entire building including foundations and hands over a site ready to build on. Partial demolition leaves part of the building standing and in use. Partial work is more demanding because the interface has to be structurally secured and weatherproofed.
Do you carry out selective deconstruction?
Yes, on most projects. The building is dismantled in reverse order of construction and sorted as it goes. Execution takes longer but disposal is much cheaper: clean concrete rubble costs €20–50 per tonne against €150–300 for mixed waste.
What about neighbouring buildings on the boundary?
For semi-detached and terraced houses we carry out a condition survey before starting, secure the party wall structurally and make it sealed and weatherproof. Where neighbouring buildings are sensitive we add vibration monitoring during the work.
