Estimate costs yourself – cost calculatorWhat Does Demolishing a House with a Basement Cost?
A basement adds roughly €5,000 to €15,000, or around 25 percent, compared with the same house without one. The extra cost is not in the demolition but in the earthworks afterwards: walls, slab and foundations have to be removed, the rubble hauled away and the pit backfilled and compacted.
| Basement footprint | Full removal | Backfill & compaction | Total |
|---|---|---|---|
| 60 m² | €2,400 – 4,800 | €2,300 – 4,500 | €4,700 – 9,300 |
| 80 m² | €3,200 – 6,400 | €3,000 – 6,000 | €6,200 – 12,400 |
| 100 m² | €4,000 – 8,000 | €3,800 – 7,500 | €7,800 – 15,500 |
| 120 m² | €4,800 – 9,600 | €4,500 – 9,000 | €9,300 – 18,600 |
A partial removal – breaking out the basement ceiling and upper walls while the slab stays and is pierced for drainage – saves 30 to 40 percent, but is only permitted where nothing is rebuilt on the same spot.
House Demolition Including Disposal
Around 65 percent of the cost is the demolition itself and 35 percent transport and disposal. Comparing only the demolition price means comparing less than two thirds of the bill. Disposal costs depend heavily on how cleanly the material is separated: between sorted rubble and mixed waste lies a factor of five to ten.
| Waste type | Disposal cost |
|---|---|
| Excavated soil, uncontaminated (Z0) | €5 – 20/t |
| Sorted rubble (concrete, brick) | €20 – 50/t |
| Waste wood A I – A III | €60 – 120/t |
| Waste wood A IV (treated) | €150 – 250/t |
| Plasterboard and gypsum waste | €150 – 250/t |
| Mixed construction waste | €150 – 300/t |
| Mineral wool (KMF) | €250 – 500/t |
| Asbestos-containing waste | €300 – 600/t |

FAQ
Frequently Asked Questions
What does house demolition cost in Berlin?
A single-family house demolition typically ranges from 15,000 to 40,000 euros – depending on size, construction, basement and hazardous materials. You receive a binding fixed-price quote after a free inspection.
What does house demolition with a basement cost?
A basement noticeably increases costs, as basement walls, base slab and foundations must be removed and the pit then backfilled and compacted. Depending on size and depth, several thousand euros extra should be expected.
How long does a house demolition take?
The actual demolition of a single-family home usually takes 3 to 5 working days, plus lead time for permits and any hazardous material remediation. We agree the full schedule with you in advance.
Does the basement always have to be removed?
No. Full removal is mandatory where a new building goes up on the same spot. If the site is not rebuilt, a partial removal is often enough: the basement ceiling and upper walls come out while the slab stays and is pierced for drainage. That saves 30 to 40 percent.
What do demolition and disposal cost together?
Disposal is already included in our fixed prices and accounts for around 35 percent of the total. Taken separately, pure disposal runs €15 to €40 per cubic metre of rubble, considerably more for contaminated material. We itemise both blocks so you can compare them.
Is house demolition tax-deductible?
For rented properties, demolition costs can often be claimed as income-related expenses or through the production costs of the new building; for owner-occupied homes the rules on tradesman services may apply. The treatment depends on the individual case – clarify it with your tax adviser before awarding the contract.
Who pays for demolition when buying a plot?
That is purely a matter of negotiation and belongs in the purchase contract. Commonly the buyer commissions the demolition and the cost is reflected in a price reduction. Get a quote before signing so the order of magnitude is known.
