What Gets Removed in a Strip-Out
Gutting removes everything non-load-bearing from the building – what remains is the bare structure of foundation, load-bearing walls, floors and roof frame. For a Berlin single-family home that takes three to eight working days, for a period flat two to four. The point is disposal cost: material stripped out cleanly costs a fraction of what mixed construction waste costs at the landfill.

Gutting, Interior Demolition, Partial Deconstruction
Gutting leaves the structure fully intact. Partial deconstruction cuts into it – a floor, an extension or a wing comes off – and then needs structural verification and usually a demolition notice. A pure strip-out is normally procedure-free.

Hazardous Materials
For buildings from before 1993, what is in the fabric has to be established before costing: asbestos in floor adhesive, vinyl tiles and window putty; mineral fibre in insulation up to 1996; PAH in tar-based adhesives; PCB in sealants. A survey costs €400–1,500 and is the cheapest item in the project. We carry out remediation under TRGS 519 with our own staff.

What does gutting cost in Berlin?
Costs depend on area, fittings and hazardous materials. After a free inspection you get a binding fixed price including disposal – with no hidden costs.
What is removed during gutting?
All non-load-bearing elements: floors, light partitions, doors, windows, plumbing and electrical installations, and pipes. The load-bearing structure is preserved.
What is the difference between gutting and partial deconstruction?
Gutting leaves the structure fully intact – only non-load-bearing elements are removed. Partial deconstruction cuts into the structure, for example when a floor or an extension comes off. That is the practical difference: a pure strip-out is normally procedure-free, while partial deconstruction needs structural verification and often a demolition notice.
How long does gutting take?
A period flat is gutted in two to four working days, a single-family home in three to eight. Hazardous-material remediation adds two to ten days, because remediation and strip-out have to run in sequence.
Can neighbouring flats stay occupied during the work?
Yes, and in Berlin apartment buildings that is the norm. We work with dust protection walls, sealed stairwells, protection for everything that stays, and agreed working hours. For hazardous-material work the area is additionally contained.
Do you check for asbestos beforehand?
Yes. Especially in old buildings we check for asbestos, KMF and PCB before gutting and carry out certified remediation if needed.
