Roof Demolition and Disposal: Costs

Roof demolition and disposal costs by roof type, materials (tile, slate, Eternit), and asbestos risk.

Roof Demolition and Disposal Costs

Roof demolition is a common part of renovation projects or complete building demolition. Costs vary significantly based on roof type, covering material, and potential hazardous material contamination.

Costs by Material

Clay/concrete tiles: 15–30 €/m² (demolition + disposal)
Slate: 20–40 €/m²
Eternit (asbestos-free): 18–35 €/m²
Eternit (asbestos-containing): 40–65 €/m²
Bitumen/flat roof: 15–35 €/m²

Asbestos Risk

Many roofs in Berlin installed before 1993 contain asbestos in Eternit panels and shingles. Laboratory analysis (50–100 euros per sample) is recommended for any pre-1993 roof. Asbestos-containing materials require certified removal per TRGS 519.

Typical Total Costs

A single-family home roof (150 m², tiles, no asbestos) costs 4,000–8,000 euros. The same roof with asbestos Eternit costs 8,000–14,000 euros due to safety measures and special waste disposal.
