Old Building Remediation Neukölln
Comprehensive hazardous-material remediation of a Gründerzeit-era building with three distinct contaminant sources: asbestos-containing facade panels, PCB-containing joint sealants and artificial mineral-fibre (KMF) insulation. A complete remediation in preparation for the subsequent energy-efficiency refurbishment in Berlin-Neukölln.

Challenge
Three different types of hazardous materials each required their own, separately managed remediation procedures and permits. The building sits on a densely built-up residential street with little room for containment zones and logistics, and the directly adjacent flats remained occupied throughout the work. Each step had to be reported to the responsible authority (LAGetSi).
Solution
Strictly phased remediation in accordance with TRGS 519 and TRGS 521: 1. removal of the PCB joints, 2. removal of the KMF insulation, 3. dismantling of the asbestos facade panels. For each phase a sealed containment zone was set up with a negative-pressure unit and personnel and material airlocks. Continuous air monitoring and a dedicated disposal route per contaminant type ensured clean separation throughout.
Result
All three contaminant types professionally removed and disposed of separately within 8 weeks. The final clearance measurement by an independent laboratory confirmed complete remediation. No disruption to the occupied neighbouring flats, with a full set of disposal records handed over to the client.
