Before new construction can begin, the site must be prepared. Site clearance encompasses vegetation removal, demolition, and soil preparation.
The Five Phases
1.Planning and Permits – Tree felling permits, demolition notice, contamination surveys, wildlife assessments, and ordnance clearance (mandatory for most Berlin sites).
2.Vegetation Removal – Tree felling, shrub clearing, stump removal, and topsoil stripping outside the growing season.
3.Demolition – Gutting, hazardous material removal, systematic demolition, and sorted disposal.
4.Underground Clearance – Removal of old utility lines, cisterns, septic tanks, and buried obstacles.
5.Soil Preparation – Terrain modeling, soil replacement, compaction, and drainage.
Berlin-Specific Considerations
General ordnance suspicion requires clearance before earthworks. Former industrial sites may have soil contamination. The Berlin tree protection ordinance requires compensatory planting.
