Office Building Gutting Charlottenburg
Complete gutting of a 4-storey office building in a central Charlottenburg location for conversion into a modern co-working space. Removal of all non-load-bearing walls, suspended ceilings, raised floors and the entire outdated building services down to the load-bearing shell.
Challenge
Tight schedule: gutting all four floors had to be completed in just 4 weeks so the interior fit-out could start on time. The premium location on a busy street demanded the highest standards of cleanliness, neighbour protection and traffic safety. Material removal was only possible during the day and exclusively via the front of the building.
Solution
Parallel demolition on all floors in two-shift operation with several experienced teams. A facade hoist sped up material removal, which went straight into provided containers separated by type. Daily cleaning of the pavement and surroundings plus weekly coordination with the property management and neighbours ensured a smooth process.
Result
Gutting completed in 3.5 weeks – ahead of schedule. A recycling rate of around 90% and no complaints from the neighbourhood. The client was extremely satisfied with the cleanliness and adherence to the schedule.
