Commercial Gutting Tempelhof
Gutting of a former ground-floor retail space in a mixed-use building in Tempelhof for conversion into modern office space. Removal of all fixtures, suspended ceilings, drywall partitions and the entire shop fit-out down to the bare shell.
Challenge
Gutting had to be carried out while business operations continued on the upper floors of the same building. Strict noise and dust protection limits applied, and the shared entrances and stairwell had to remain clear and clean at all times. In addition, large volumes of demolition waste could only be removed via a narrow courtyard access.
Solution
Dustproof sealing of the active business area with film airlocks and negative-pressure containment. Noise-intensive work was scheduled for off-peak hours, with working times closely aligned to the other tenants' business hours. Demolition waste was separated by type on site and removed within fixed, pre-arranged time slots. Weekly coordination with the property management and tenants kept everyone informed.
Result
Gutting completed in 3 weeks without disrupting ongoing business operations. No noise or dust complaints from the other tenants, with a recycling rate of around 88%. The space was handed over swept clean and on schedule for the interior fit-out.
